Rhody Property Solutions LLC was founded on a simple belief: property owners should remain in control of their investments without sacrificing peace of mind or paying excessive management fees for minimal service.

As native Rhode Islanders, my wife and I understand the unique challenges that come with owning property both locally and from out of state. Over the years, we have owned and managed homes in Washington, D.C., Virginia Beach, Virginia, Jacksonville, Florida, and North Kingstown, Rhode Island. Through those experiences, we watched many friends and fellow homeowners turn to traditional property management companies, often paying 10% of their monthly rental income along with additional fees equal to a full month’s rent just to list and secure tenants.

At the same time, we experienced firsthand what can happen when property management becomes more focused on collecting rent than truly caring for a home.

While renting a home in California managed by a property management company, we submitted an emergency maintenance request after a garage light sparked and caused a small fire. Three days later, a contractor arrived and removed the damaged light fixture and part of the burnt wall — and then never returned. Despite multiple calls and follow-up requests, the wall remained open, the light was never replaced, and the issue was never fully repaired. Meanwhile, the homeowner was being billed for “normal repairs” and believed their property was being properly maintained. In reality, they were simply paying for rent collection while critical maintenance and oversight fell through the cracks.

That experience reinforced what we had already begun to believe: owners deserve better visibility, communication, and control over their properties.

That is why we manage our own homes personally, even when distance makes it challenging. We know many homeowners want to stay involved with their investments but feel forced into traditional property management because they live out of state, travel frequently, or simply need reliable local support.
